Simsbury spends a good part of the day in shade
Talcott Mountain runs the length of Simsbury's eastern edge and the Farmington River runs the western side, with Weatogue, West Simsbury, and Tariffville filling in around the center. Route 10 and Route 202 carry most of the traffic. It is a green town, heavily treed, with a lot of big mature canopy standing over the houses.
The ridge and the trees together make for a shorter sun day than you would get on open ground, and that shows on the buildings. North and east elevations stay damp, algae takes hold, and roof slopes streak dark. Wood decks under canopy grow a slick film every season.
Our approach does not change for a nice house. Siding and shingles get a biodegradable, plant safe detergent at low pressure. Wood decks get cleaned and brightened so the grain stays intact. Concrete and pavers are where a surface cleaner comes out.
River bottom land near the water holds moisture longer than the higher ground, which is why two houses a mile apart can need cleaning on completely different schedules.
