Why It Matters

Why commercial glass gets dirty faster than anything else on the building.

Storefront glass is the dirtiest surface on a commercial building and the one customers stand closest to. Hand prints and door pushes at the entry. Road spray and salt film along the sidewalk-facing panes. Hard water spotting where an irrigation head catches the glass every morning. Grease haze on restaurant glass off the kitchen exhaust.

None of that comes off with a spray bottle and a paper towel, and the towel is what leaves the lint and the streaks. We wet the pane with a soap solution, scrub it, pull it with a squeegee in one stroke, and detail the edges. Upper-floor exterior glass gets water-fed poles running purified water, which dries without spotting because there is nothing left in the water to spot with.

Frames, sills, and tracks get wiped as part of the job. That is the step most often skipped, and it is why glass cleaned last week already looks dirty. The grit in the track washes back down the pane the first time it rains. How often you need it depends on the door. A busy restaurant or retail entrance usually wants monthly. Office glass and upper floors do fine quarterly.

Most of the commercial window washing we do falls into a few buckets. Retail center window cleaning, where a row of tenants shares one glass line and the property manager wants one visit and one invoice. Office buildings, where the lobby and ground floor carry the first impression and the upper floors go on a longer rotation. Medical and dental offices, where waiting room glass and entry doors get touched all day and the work has to happen before the first appointment. Restaurants, where the kitchen exhaust sets the schedule. Salons, banks, auto dealers, and town buildings fill in the rest.

Can you give me a phone quote?

We prefer photos because we can see what you're describing. Phone quotes tend to under- or over-estimate. Texting photos takes 30 seconds and we'll come back with an actual number.

How quickly can you book me in?

Most jobs booked Monday hit the calendar by Friday. Peak season (June–August) we book 1–2 weeks out. Off-peak (April, May, September, October) we usually have same-week slots.

Do you take credit cards?

Yes, credit cards, ACH bank transfer, check. Payment due on completion unless we've arranged net terms for recurring commercial.

What if it rains?

Soft wash works fine in light rain. Heavy rain or temperatures below 40°F, we reschedule, usually within a few days. We text you the night before to confirm.

Do I need to be home?

Not for most exterior work. We just need access to an outdoor water spigot. We'll text photos of completed work if you're not there.

Should I do anything to prepare?

Close windows that don't seal well. Move outdoor furniture, grills, and rugs away from the house. Tell us about delicate plants, satellite dishes, or solar panels.
