Most paver patios and walkways cost real money to install and then never get touched again. Joint sand washes out in a heavy rain and blows out with a leaf blower. Color flattens under UV. Weeds and ants move into the open joints, and once the joints are empty the pavers start to shift.
Sealing puts that back. We clean the surface, refill the joints with polymeric sand, then lay down a sealer in the finish you pick. Color comes back, the sand stays locked, and water runs off the top instead of soaking in.
That last part matters more in New England than most places. Water sitting in an open joint freezes, expands, and lifts the paver. A few winters of that and you get the uneven patio everyone stubs a toe on. Sealer also keeps road salt and de-icer off the paver face. Timing comes down to weather: we need warm, dry ground and no rain in the forecast for at least a day after, which here means late spring through early fall. We will not seal a damp slab, because sealing moisture in is how a patio ends up cloudy.
What's included in paver sealing.
Standard paver sealing includes:
- Pre-treatment to kill algae, moss, and organic staining
- Surface cleaner pass to pull embedded dirt out of the paver face
- Failed joint sand removed
- Joints refilled with polymeric sand
- Sealer applied in natural matte, semi-gloss, or wet look
- Color enhancement option for pavers that have faded
- Two-year warranty against sealer failure
Plan on two days for most patios. Cleaning happens first, then the surface has to dry fully before sand and sealer go down, so we usually come back the next day. Stay off the pavers for about 24 hours after sealing, and keep furniture off for a couple of days.
On finish: natural matte looks like a clean paver and hides nothing. Semi-gloss adds a little depth. Wet look gives the strongest color and the biggest change, and it is the one people either love or find too shiny. We can seal a small out-of-the-way section first if you want to see it on your own pavers.
Expect to reseal every three to five years depending on sun, foot traffic, and snow removal. Pricing starts at $2.25 per square foot for cleaning and sealing, plus $0.75 per linear foot of joint sand where it is needed. Text photos of the patio to (860) 553-9326 for a flat price.
