Flat concrete on a commercial site collects things weather will never remove. Oil and transmission drip in the parking stalls. Gum on the walkways. Grease and food residue around the dumpster pad and the back door. Rubber and road film across the drive lanes. Sand and salt residue on all of it from December through April.
We run commercial surface cleaners, a spinning bar of nozzles inside a hood that holds a fixed height and overlaps each pass. That is what gets an even result across a large slab. A wand leaves stripes, and on a big lot the stripes are all anybody sees. Oil gets a degreaser and dwell time before the machine runs. Gum gets hand work.
Timing usually decides how the job gets scoped. Most lots get done in sections, pre-dawn or overnight, so stalls stay open during business hours. Larger sites go zone by zone across a few nights. Water source, containment, and where the runoff ends up get sorted before the first trigger pull, not after. Sidewalks and entries at a busy door usually want quarterly. Full lots do fine once or twice a year, spring for the salt and fall before the weather turns.

What pressure will not fix: concrete that has been stained for years, or an oil spot that soaked into a new unsealed slab. We lift most of it, and we tell you honestly what is going to stay rather than selling you a second visit for the same spot. Rust from irrigation heads is a separate treatment, not a pressure problem.

Most jobs booked Monday hit the calendar by Friday. Peak season (June–August) we book 1–2 weeks out. Off-peak (April, May, September, October) we usually have same-week slots.

Soft wash works fine in light rain. Heavy rain or temperatures below 40°F, we reschedule, usually within a few days. We text you the night before to confirm.
