Why It Matters

Commercial work is a scheduling problem before it is a cleaning problem.

The cleaning part of commercial exterior work is not the hard part. Anyone with the right equipment can get a sidewalk clean. What property and facility managers actually get burned on is everything around it: the crew that does not show, the one that runs a hose across a walkway at eleven in the morning, the one that cannot produce a certificate of insurance when your carrier asks, and the one that sends a different set of people every visit so nothing gets done the same way twice.

 

We work commercial around those constraints first. Certificate of insurance goes out before the first visit, with your entity named as additional insured if your lease or management agreement requires it. W-9 and vendor onboarding paperwork we handle without being chased. Scheduling is pre-open, post-close, or overnight depending on the property, and for anything phased we give you the sequence in writing so tenants can be told in advance.

 

Wet surfaces during business hours are the liability nobody thinks about until it happens. A freshly washed sidewalk or entry tile is slick, and a slip in front of your storefront is a bigger problem than the dirt ever was. That is the real reason we work off-hours on retail and food service, not scheduling convenience.

 

Recurring work is where commercial cleaning actually pays off. A property on an annual or twice-yearly rotation never gets to the state where a deep clean is needed, which costs less over three years than reacting to it. It also means the same two people know your building, where the spigots are, which drains need blocking, and which tenant opens early. On recurring contracts you get before and after documentation each visit, which is what you need if you answer to an owner or an HOA board.

 

We are based in Pomfret, Connecticut, and cover Northeast Connecticut, Worcester County in Massachusetts, and Rhode Island. Applewood is owner-run, so the person quoting your property is one of the two people who will be on it.

A few things worth settling before you get quotes from anyone. Ask where the water is coming from, because a contractor planning to run off your spigot all day is a cost you are absorbing. Ask what happens to the wash water, since anything carrying oil or detergent should not be going into a storm drain. And ask whether the price is per visit or annual, because a low per-visit number on a four-visit contract is not the bargain it looks like.

Can you give me a phone quote?

We prefer photos because we can see what you're describing. Phone quotes tend to under- or over-estimate. Texting photos takes 30 seconds and we'll come back with an actual number.

How quickly can you book me in?

Most jobs booked Monday hit the calendar by Friday. Peak season (June–August) we book 1–2 weeks out. Off-peak (April, May, September, October) we usually have same-week slots.

Do you take credit cards?

Yes, credit cards, ACH bank transfer, check. Payment due on completion unless we've arranged net terms for recurring commercial.

What if it rains?

Soft wash works fine in light rain. Heavy rain or temperatures below 40°F, we reschedule, usually within a few days. We text you the night before to confirm.

Do I need to be home?

Not for most exterior work. We just need access to an outdoor water spigot. We'll text photos of completed work if you're not there.

Should I do anything to prepare?

Close windows that don't seal well. Move outdoor furniture, grills, and rugs away from the house. Tell us about delicate plants, satellite dishes, or solar panels.
