Why It Matters

Salt, rubber, and oil, and only one of them is cosmetic.

A parking deck gets dirty in a way nothing else on a property does. Tire rubber lays down a black film across every drive lane. Brake dust settles on the walls and the ceiling, not just the floor. Oil and transmission drips collect in the stalls, and once they soak into unsealed concrete they stop being a cleaning problem and become a staining one. Then winter arrives and everything that was on the road comes in on the tires: sand, salt brine, and the slush carrying both.

 

Salt is the part that actually costs money. Chloride works its way into the concrete, reaches the rebar underneath, and rust expands. That is what spalling is, and it is why a deck that never gets washed starts shedding chunks around the joints and the column bases. Washing a garage at the end of winter is not housekeeping. It is the cheapest structural maintenance available to you.

 

The other thing a wash buys is light. A parking level is lit by fixtures pointed at concrete, and grimy ceilings and walls absorb what clean ones would bounce back. Cleaning a deck on a schedule makes it noticeably brighter without anyone touching the electrical, and a brighter deck feels safer. That matters if you run retail, medical, or municipal parking.

 

Low ceilings rule out most of the equipment people picture. We run compact ride-on and walk-behind surface cleaners rather than boom-mounted gear, with hot water where the oil load justifies it. Wall and ceiling work happens at low pressure with a controlled rinse, so nothing gets forced into conduit, light fixtures, or expansion joints.

 

Water management is what separates a real contractor from somebody with a pressure washer. Most decks drain to a storm system rather than a sanitary one, so runoff carrying oil and salt cannot just go down the nearest grate. We block and berm the drains, capture the wash water, and dispose of it properly. If your facility has a specific discharge requirement, tell us up front and we will work to it.

A standard parking structure cleaning includes:

  • Drive lanes, stalls, and turning bays surface cleaned level by level
  • Ramps and speed transitions, where rubber builds up heaviest
  • Stairwells, landings, and elevator lobbies
  • Column bases, curbs, and wheel stops
  • Walls and ceilings on request, low pressure only
  • Oil and drip stains pre-treated with a degreaser before the main wash
  • Drains blocked and bermed, wash water captured and disposed of properly
  • Work staged by level so the deck never has to fully close
  • Overnight, weekend, and phased scheduling
  • Certificate of insurance sent before the first visit

 

Most properties run this once a year, at the end of winter, once the salt has stopped coming in on tires. Higher-traffic decks, and anything attached to a hospital, hotel, or grocery anchor, usually go twice, spring and late summer. If your deck has a traffic coating, say so when you call. Coated decks get a gentler method, and the wrong detergent will shorten the life of the coating.

 

Striping is worth planning around. Washing lifts the film that was hiding faded paint, so a deck often looks like it needs restriping right after a cleaning, when what really happened is that you can finally see the condition it was already in. If restriping is on your list this year, wash first and stripe after.

Can you give me a phone quote?

We prefer photos because we can see what you're describing. Phone quotes tend to under- or over-estimate. Texting photos takes 30 seconds and we'll come back with an actual number.

How quickly can you book me in?

Most jobs booked Monday hit the calendar by Friday. Peak season (June–August) we book 1–2 weeks out. Off-peak (April, May, September, October) we usually have same-week slots.

Do you take credit cards?

Yes, credit cards, ACH bank transfer, check. Payment due on completion unless we've arranged net terms for recurring commercial.

What if it rains?

Soft wash works fine in light rain. Heavy rain or temperatures below 40°F, we reschedule, usually within a few days. We text you the night before to confirm.

Do I need to be home?

Not for most exterior work. We just need access to an outdoor water spigot. We'll text photos of completed work if you're not there.

Should I do anything to prepare?

Close windows that don't seal well. Move outdoor furniture, grills, and rugs away from the house. Tell us about delicate plants, satellite dishes, or solar panels.
