Why It Matters

Where commercial buildings actually get dirty.

Commercial exteriors get dirty in predictable places. The north and shaded elevations go green first because they never dry out. The lower few feet of every wall picks up road film and salt spray off the parking lot. Dumpster enclosures and back-of-house walls collect grease. Under the soffits and around the signage, spiders and mud nests build up where nobody looks.

Each of those wants a different mix, not more pressure. We use the same biodegradable, plant-safe detergents we use on houses, applied at low pressure and rinsed clean. On painted, fiber-cement, brick, stucco, and vinyl walls, high pressure is what causes the damage. It drives water behind the cladding and it chalks paint. High pressure stays on the concrete.

Scheduling is usually the bigger question. Most of this work happens before opening, after close, or over a weekend so nobody walks through a wet entry. You get told which elevations we are doing on which day. We handle the water source and the runoff, and the certificate of insurance goes out before anyone shows up. In this climate most properties look maintained on a wash every 12 to 18 months, or yearly if the building sits under canopy.

Standard commercial building washing includes:

  • Soft wash of painted, fiber-cement, brick, stucco, and vinyl exterior surfaces
  • Window frames, trim, soffits, and fascia
  • Storefront facades and the exterior of signage
  • Exterior face of gutters cleaned during the same visit
  • Landscaping wet down before and rinsed after
  • Lift or extension equipment for multi-story access
  • Certificate of insurance sent before work starts
  • Recurring service contracts with locked pricing

An owner is on every job. On commercial work that matters, because the person who scoped it is the person on site, and a question about an unexpected surface or a blocked access point gets answered on the spot.

Pricing typically runs $0.12 to $0.18 per square foot of cleaned surface, with multi-property and recurring discounts. Scope moves the number more than square footage does: stories, access, how much organic growth there is, and whether the work has to happen outside business hours. Can you give me a phone quote?

We prefer photos because we can see what you're describing. Phone quotes tend to under- or over-estimate. Texting photos takes 30 seconds and we'll come back with an actual number.

How quickly can you book me in?

Most jobs booked Monday hit the calendar by Friday. Peak season (June–August) we book 1–2 weeks out. Off-peak (April, May, September, October) we usually have same-week slots.

Do you take credit cards?

Yes, credit cards, ACH bank transfer, check. Payment due on completion unless we've arranged net terms for recurring commercial.

What if it rains?

Soft wash works fine in light rain. Heavy rain or temperatures below 40°F, we reschedule, usually within a few days. We text you the night before to confirm.

Do I need to be home?

Not for most exterior work. We just need access to an outdoor water spigot. We'll text photos of completed work if you're not there.

Should I do anything to prepare?

Close windows that don't seal well. Move outdoor furniture, grills, and rugs away from the house. Tell us about delicate plants, satellite dishes, or solar panels.
