River mouth and marsh

Old Lyme stays damp longer than most towns

Old Lyme sits where the Connecticut River empties into Long Island Sound, with tidal marsh spread across a good share of the town. Route 156 follows the shoreline, Route 1 and I-95 cross the north end, and Sound View and the beach associations fill in along the water. Big shade trees cover the older streets near the town center.

Marsh and shade together make a damp town. Air off the water carries salt and moisture inland, tree cover keeps walls from drying, and the combination puts green on siding and dark streaking on roofs faster than a drier inland town would ever see.

The beach cottages are lightly built and often seasonal, with thin walls and older windows. Those get the lowest pressure we run, plus real care about where the water goes. Larger houses back from the water have deep eaves and long shaded elevations that green on the north side every few years.

Decks and outdoor stairs down toward the water go slick with growth. We clean and brighten those rather than stripping the wood.
