What roof cleaning actually costs

Most homeowners across Northeast Connecticut, Worcester County, and Rhode Island pay between $400 and $750 to have an average single-family roof professionally cleaned. Smaller ranch roofs can come in around $300, while large, steep, or heavily stained roofs can run $900 to $1,500.

Those black streaks aren't just dirt

The dark streaks running down most asphalt roofs are a blue-green algae called Gloeocapsa magma. It feeds on the limestone filler in your shingles, and left alone it slowly eats away the protective granules that keep your roof watertight. Moss is worse, it holds moisture against the shingle, lifts the edges, and creates ice dams in winter.

 

Cleaning isn't only cosmetic. Clearing the algae stops it from eating away at your shingles, and many shingle warranties actually require periodic cleaning to stay valid.

Soft wash, never pressure wash

This is the part that protects your investment: a roof should never be cleaned with high pressure. The Asphalt Roofing Manufacturers Association recommends a low-pressure soft wash using a detergent solution that kills algae and moss at the root. High-pressure washing blasts the granules right off your shingles and can void your warranty.
